Why DholeraScan exists
Dholera SIR land deals move fast, on WhatsApp forwards and word of mouth, with no easy way for a buyer to independently check a title, a survey number, or whether a plot is even inside the SIR. DholeraScan was built to fix that: a self-serve Fair Score, document OCR + red-flag check, a live satellite map, and verified listings — so buyers can check first and trust later, instead of the other way around.
What this platform is — and isn't
DholeraScan is an independent, privately operated research and listings platform. It is not affiliated with, endorsed by, or acting on behalf of the Dholera Special Investment Region Development Authority (DSIRDA), Dholera Industrial City Development Limited (DICDL), the Gujarat Real Estate Regulatory Authority (GujRERA), or the Government of Gujarat in any capacity. The Pramaan Fair Score, fair-price ranges, and red-flag indicators are research estimates from self-reported inputs and public records — not a legal opinion, valuation, or title guarantee. Always verify against the official record at anyror.gujarat.gov.in and engage a licensed advocate before any transaction.
